On-Site Property Manager for several Buildings in Omaha - Start Today!

Need to have strong customer service, organizational, and time management skills, be highly energetic and proactive, have excellent communication skills, and be great at problem-solving. Familiar with property management software.

Responsibilities include, but are not limited to:

• Daily rent collection and banking until all rents are collected.
• Handle tenant inquiries and complaints.
• Maintain and improve the properties.
• Marketing the properties and attracting new tenants.
• Holding Open Houses.
• Checking vacancies daily.
• Scheduling showings and giving applications. Be available for walk-ins.
• Screen applicants, collect deposits, write, and have tenants sign leases.
• Schedule daily maintenance and oversee it. Get maintenance supplies.
• Schedule and oversee the make-ready of vacancies.
• Email daily/weekly reports. Attend monthly meetings.
• Serve notices to tenants. File evictions, go to court.
• Call for utilities on vacancies.
• Walk the buildings weekly in the evening to check the lighting.
• Enforce parking.
• Maintain the daily cleaning of the buildings from the curbside to the back.
